Selling a Sacramento house that needs work? Fix it, list it, or sell it as-is.
Tired kitchen, aging roof, a long inspection list. The three real ways to sell a Sacramento-area house that needs work, what each one costs you, and how to compare them on what you actually keep.
By Sean · Silverkey Home Offer

The paint is tired, the kitchen is from another decade, and the last inspection list you saw ran three pages. Maybe the roof is near the end of its life. Maybe it is a rental you have been managing from a distance, or a parent's house that nobody has had time to deal with.
Before you spend money on a contractor or sign with a listing agent, it helps to lay the three real paths side by side. Each one fits a different house and a different seller.
Path one: fix it, then list it
This works when you have the cash or credit for the work, the time to manage contractors, and the repairs are the kind buyers pay more for, like paint, flooring, and fixtures, rather than the kind they simply expect, like a sound roof, foundation, electrical, and plumbing.
The catch is that the costs land before the sale. Permits, contractor schedules, and surprises found once the walls are open all add time. Every month the house sits during the work is another month of mortgage, insurance, property tax, and utilities.
Path two: list it the way it is
This works when the house is livable and the problems are cosmetic or modest. Most buyers use financing, and financed buyers bring inspections and appraisals.
The catch is that the inspection report usually turns into repair requests or price cuts, and some loan types have their own property condition standards. When a house has bigger issues, a financed deal can fall apart late in escrow. Why listings fall apart on houses that need work walks through where that tends to happen.
Path three: sell it as-is for cash
This works when the repair list is long, you do not want to front the money, the house is vacant or you live out of the area, or you need a closing date you can plan around.
The catch is that the number will be below what a fixed-up house might list for. A cash buyer takes on the repairs, the holding costs, and the resale risk, and the offer reflects that. Read what as-is actually means so you know what you are agreeing to.
How to compare them honestly
Put a real number on each path:
- Fix and list. Expected sale price, minus repair costs, commissions, closing costs, and the months of carrying costs while the work and the sale happen.
- List as-is. A realistic price for the house in its current condition, minus commissions, closing costs, likely repair credits, and carrying costs.
- Sell as-is for cash. The offer, minus any closing costs you agree to pay, on a closing date you choose.
The walk-away tool lays these out side by side. The figure that matters is the walk-away number, meaning what you keep, not the headline price.
Questions to ask any cash buyer
- Will I get the offer in writing, with the price and closing date spelled out?
- Who is actually buying, and could the contract be assigned to someone else? Real cash buyer vs. wholesaler explains why that matters.
- Is there an inspection or contingency period, and what happens if the price changes after it?
- Who pays closing costs and title fees?
If the house is in foreclosure, read California's five-day cancellation rule before you sign anything.
