Got a notice?

A Notice of Default is a clock, not the end.

It’s not an eviction. It’s not over. It starts a clock, and that clock is longer than most of the people calling you will admit. You have options. Sean is one of them — and for a lot of people, he’s not the best one.

01 · Day 0

Notice of Default

Filed with the county. The clock starts here. This is not an eviction and it’s not a sale.

02 · At least 3 months

Reinstatement window

The law gives you at least this long. Pay what’s past due plus fees and you can stop it.

03 · 20+ days before

Notice of Sale

Posted and mailed at least twenty days before any sale. Read the date on the paper you were sent.

04 · Often 4+ months

Sale date

Usually four months out at the earliest — often longer. Yours is on your paperwork, not this page.

This is a simple outline of California’s process. Timelines differ by loan, by state, and by servicer. Read what you were sent. Have a lawyer or a HUD counselor read it too. This isn’t legal advice, and Sean isn’t a foreclosure consultant.

Your options, ranked by what they actually cost you.

Sean is option five. For a lot of people he isn’t the best one. That’s why he’s fifth.

Pay what’s past due plus fees and the default goes away. In California you can generally do this up to five business days before the sale. If you can get the money, this is almost always the best outcome.

Your right to change your mind

When you sell a home that’s in foreclosure in California, the law gives you five business days to cancel in writing — and the buyer has to hand you that cancellation notice with the contract. Sean does that. It’s not a courtesy. Anyone who treats it like a hassle has just told you who they are.

He doesn’t offer, arrange, or take a fee for loan mods, reinstatement, forbearance, or short sales. What’s on this page is general info. It’s not legal advice.
