Talk to a HUD counselor before you talk to any cash buyer

They are free. They do not want the house. If you only do one thing on a foreclosure file, do this.

Talk to a HUD counselor before you talk to any cash buyer

If a Notice of Default is on the file, the most useful thirty minutes you will spend is not with Sean and not with an agent. It is with a HUD-approved housing counselor.

They are listed at hud.gov. They are free. They do not buy houses. They will look at reinstatement, modification, and whether you actually have a foreclosure problem or a paperwork problem.

Sean puts this above his own offer on purpose. A cash sale is a tool. It is a worse tool than reinstating if you can reinstate. It is a worse tool than a modification if the servicer will still work with you. It is a better tool than doing nothing.

How to use the visit

Take the notice, the mortgage statement, and a guess at what the house would list for if it were fixed. Ask what the clock actually is. Ask what a short sale would require. Then come back to this site and run the walk-away numbers if cash is still on the table.

If a company tells you not to call HUD, or that they will “stop the foreclosure” for a fee, walk. In California that pitch is regulated for a reason. Sean does not charge a fee to talk, and he does not charge a fee if you say no.

If this is your house

Run the numbers, or send the address.
