Shasta County Housing Market, Week of Nov 2, 2026: Pendings Tick Up, Fewer Closings, Rates Ease Again
Shasta County housing update for Nov 2, 2026: 621 homes for sale, 198 pending (up from 191), 117 sales in 30 days, September median $385,000 (flat YoY), and rates at 7.24%.

October's monthly reports aren't out yet, so this week's fresh numbers come from our weekly pull of Shasta County listings and county records, plus Freddie Mac's latest mortgage rate. The short version: slightly fewer homes for sale, a few more going under contract, fewer closings over the past month, and rates dipped for a second week.

Supply eased a little, and the pending pipeline stopped shrinking
As of Monday, Nov 2, there are 621 single-family homes for sale in Shasta County, down from 629 last week. 172 new listings came on in the last 30 days, fewer than the 192 in last week's count. In the past seven days, 41 new listings hit the market, the same as the week before.
On the buyer side, 198 homes are pending (172 pending plus 26 contingent), up from 191 last week. That ends a two-week slide. Pendings are next month's closings, so a small rebound now is a modest positive for sales later this fall.
Closings over the past month were lighter. 117 homes sold on the MLS in the last 30 days, down from 132 in last week's count and the lowest of the four weeks we've tracked.
The September report from the California Association of REALTORS® (C.A.R.) is still the latest: Shasta sales were down 11.7% from August, and the unsold inventory index rose to 4.3 months from 3.8. Balanced, just slower than late summer.
What's a home worth? Still flat
- C.A.R.: the September median for existing single-family homes was $385,000, the same as September 2025 and 2.5% below August's $395,000.
- Redfin: the median sale price was $377,405 for the three months ending in September, down 1.3% from a year earlier.
- County records (via PropertyRadar): about $370,000 across 308 recorded single-family sales over the last 90 days, about the same as last week. The sample dropped from 353 to 308 sales in one week, after jumping last week, so county recording timing is still moving this number around. We're treating it as a rough check, not a trend.
These sources measure different sales over different windows, but together they say prices are roughly flat from a year ago. None is a price tag for your house. Condition, location, and timing matter more.
Homes are still taking longer
Redfin reports Shasta homes took a median of 43 days to sell in September, up from 32 days a year ago. Homes that do sell are still getting close to asking. The sale-to-list ratio was 98.0%, but only 19.6% sold above list. Across the Redding metro, about 38% of listings had a price cut in September (246 of 640, our calculation from Realtor.com data on FRED). October figures for those series are due out later this week.
Rates eased again. The average 30-year fixed rate was 7.24% for the week of Oct 29, per Freddie Mac, down from 7.32% the week before and 7.40% in mid-October.

Foreclosure filings: a little lower this week
178 single-family homes in Shasta County are in foreclosure right now, down from 183 last week. New filings eased too: 18 Notices of Default were recorded in the last 30 days, compared with 21 in last week's count. A Notice of Default is usually the first formal step after a homeowner falls behind on mortgage payments.
If you're behind on payments, you usually have more options than it feels like. It helps to look at them early.
What this means for you
- If your home is in good shape and you have time, listing on the open market will often net you the most. Well-priced homes are still selling near asking. Plan for a longer runway than this summer, and price it right from day one.
- If your home needs work, or you're facing a deadline (an NOD, a divorce, an inherited house, a job move), a 43-day median to sell and fewer closings last month mean more time and more uncertainty. A firm closing date can be worth more than the last few dollars.
- Either way, compare your options side by side before you decide.
That's what we do at Silver Key Home Offer. We're local, and Silverkey makes cash offers: a written cash offer on your house as-is, with no repairs, no showings, and no commissions, and you set the closing date together. Silverkey may buy the house itself or assign the contract to another buyer, and the offer says which up front. If listing would net you more, we'll tell you honestly. It costs nothing to talk, and there's no obligation.
