The September numbers are in. The California Association of REALTORS® released its September county report this morning, and the short version for Shasta County is this: prices are holding, but homes are taking a little longer to sell and fewer of them closed. Here's what changed this week, where each number comes from, and what it might mean for you.

Supply is steady, sales cooled a bit
As of Monday, Oct 19, there are 625 single-family homes for sale in Shasta County, one fewer than last week. New listings kept coming: 188 in the last 30 days, and 60 of those in just the past week.
On the buyer side, 205 homes are pending (180 pending plus 25 contingent), down from 209 a week ago. 128 homes sold on the MLS over the last 30 days, compared with 135 in last week's count.
C.A.R. tells the same story for September. Shasta County sales were down 11.7% from August and down 2.5% from September 2025. The county's unsold inventory index rose to 4.3 months, up from 3.8 in August. At September's pace, it would take a little over four months to sell everything listed. That's still a balanced market, just a slower one than late summer.
What's a home worth? Flat is the word
- C.A.R.: the September median for existing single-family homes was $385,000. That's exactly where it was in September 2025, and 2.5% below August's revised $395,000.
- Redfin: the median sale price was $377,405 for the three months ending in September, down 1.3% from a year earlier.
- County records (via PropertyRadar): the median was about $354,000, based on 268 recorded single-family sales over the last 90 days.
These don't match because they measure different sales over different windows. C.A.R. counts detached homes sold through the MLS in one month. Redfin uses a three-month window and its own mix of home types. County records include sales that never hit the MLS, and deeds get recorded a few weeks after closing. Put together, they point the same direction: prices are roughly flat year over year.
None of these numbers is a price tag for your house. Condition, location, and timing matter more.
Homes are sitting longer
This is the change worth watching. Redfin reports Shasta homes took a median of 43 days to sell in September, up from 32 days a year ago. C.A.R.'s measure moved the same way, from 19 days in August to 23 days in September.
Homes that do sell are still getting close to asking. Redfin puts the sale-to-list ratio at 98.0%. But only 19.6% sold above list, down 4 points from a year ago. Across the Redding metro, about 38% of listings had a price cut in September (246 of 640, our calculation from Realtor.com data on FRED).
Rates aren't helping. The average 30-year fixed mortgage rate was 7.40% for the week of Oct 15, per Freddie Mac. That's unchanged from the week before, and up from 6.76% in early September.

More neighbors are feeling the pressure
179 single-family homes in Shasta County are in foreclosure right now, up from 173 last week. 22 new Notices of Default were recorded in the last 30 days, up from 17 in last week's count. A Notice of Default is usually the first formal step after a homeowner falls behind on mortgage payments.
If that's you or someone you care about, there may be more options than it feels like. The key is to look at them early, before the deadline makes the choice for you.
What this means for you
- If your home is in good shape and you have time, listing still works. Well-priced homes are selling near asking. Just plan for a longer runway than this summer, and price it right from day one.
- If your home needs work, or you're facing a deadline (an NOD, a divorce, an inherited house, a job move), 43 days on market plus a buyer's loan approval at 7.40% is a real risk. A firm closing date can be worth more than the last few dollars.
- Either way, compare your options side by side before you decide.
That's what we do at Silver Key Home Offer. We're local. We'll make you a written cash offer on your house as-is, with no repairs, no showings, and no commissions, and you pick the closing date. We'll also tell you honestly if listing would net you more. No fees to talk, and no obligation.
