Rent it, list it, or sell it as-is — the honest comparison

Three ways out of a house. Only one of them is a job. Only one of them needs a 90-day runway. Only one of them is a date you pick.

Rent it, list it, or sell it as-is — the honest comparison

Most “we buy houses” sites skip this page because it makes cash look smaller. It should. If listing is available and you can fund the repairs, listing often nets more. The tool on this site is built to show that.

Renting

Turns the house into a job. You still own the roof, the water heater, the 2 a.m. call, and the mortgage. National averages used in the tool:

  • Rent around 0.6% of value per month
  • 7% vacancy
  • 9% if you use a manager
  • 1% of value per year in maintenance
  • 1.5% of value per year in tax and insurance

Evictions, when they happen, are 7 to 16 weeks and real money. Renting is right if you have reserves, time, and a reason to keep the asset. It is not an exit.

Listing

Highest price when the house can show and you can wait. Budget:

  • 5.5% commission
  • 1.5% seller closing
  • ~2% in credits
  • Repairs to look like the comps
  • 2.5 months of carrying costs
  • 75 to 90 days, longer if the first offer’s lender walks

If you need to be out in 60 days, listing is not an option. That is not an opinion. That is how long the machine takes.

Selling to Silverkey

Cash, as-is, a date you pick. No commission, no repairs, no showings. The number is lower because Sean is buying the work and the wait. The walk-away can still be the better life decision when the alternative is months of carrying a house you cannot live in.

Use the tool. If the listing net wins and you have the runway, call an agent you trust. If the cash net is the one you can actually collect this month, send Sean the address.

If this is your house
