Bar chart of Shasta County single-family homes on Oct 12, Oct 19 and Oct 26, 2026: 626, 625 and 629 active; 182, 188 and 192 new in 30 days; 209, 205 and 191 pending; 135, 128 and 132 sold in 30 days.

No new monthly reports came out this week, so the fresh numbers are local: our weekly pull of Shasta County listings and county records, plus Freddie Mac's latest mortgage rate. The short version: about the same number of homes are for sale, fewer are going under contract, and rates dipped slightly.

Bar chart of Shasta County single-family homes on Oct 12, Oct 19 and Oct 26, 2026: 626, 625 and 629 active listings; 182, 188 and 192 new listings in the last 30 days; 209, 205 and 191 pending or contingent; and 135, 128 and 132 MLS sales in the last 30 days.

Supply is steady, the pending pipeline is thinning

As of Monday, Oct 26, there are 629 single-family homes for sale in Shasta County, up from 625 last week and 626 the week before. 192 new listings came on in the last 30 days, but only 41 of them in the past week, down from 60 the week before.

The bigger change is on the buyer side. 191 homes are pending (163 pending plus 28 contingent), down from 205 last week and 209 two weeks ago. That's the second weekly drop in a row. Pendings are next month's closings, so a thinner pipeline now usually means fewer sales later.

Closings themselves held up: 132 homes sold on the MLS over the last 30 days, compared with 128 in last week's count.

The September report from the California Association of REALTORS® (C.A.R.) is still the latest: Shasta sales were down 11.7% from August, and the unsold inventory index rose to 4.3 months from 3.8. Balanced, just slower than late summer.

What's a home worth? Still flat

  • C.A.R.: the September median for existing single-family homes was $385,000, the same as September 2025 and 2.5% below August's $395,000.
  • Redfin: the median sale price was $377,405 for the three months ending in September, down 1.3% from a year earlier.
  • County records (via PropertyRadar): about $370,000 across 353 recorded single-family sales over the last 90 days. That's up from about $354,000 last week, but the sample also grew by 85 sales in one week while only 11 priced deeds were recorded in the last 30 days. A jump that big is more likely a records catch-up than a real price move, so we're not reading much into it yet.

These sources measure different sales over different windows. Together they say prices are roughly flat from a year ago. None of them is a price tag for your house; condition, location, and timing matter more.

Homes are still taking longer

Redfin reports Shasta homes took a median of 43 days to sell in September, up from 32 days a year ago. Homes that sell are still getting close to asking. The sale-to-list ratio was 98.0%, but only 19.6% sold above list. Across the Redding metro, about 38% of listings had a price cut in September (246 of 640, our calculation from Realtor.com data on FRED). October figures for those series aren't out yet.

Rates gave a little back. The average 30-year fixed rate was 7.32% for the week of Oct 22, per Freddie Mac, down from 7.40% the two weeks before. That's still above the 7.03% of late September.

Two-panel chart: Redding metro active listings rose from 600 in May to 640 in September 2026, with about 38% showing a price cut in September; Shasta County homes in foreclosure went from 173 to 179 to 183, and new Notices of Default in the last 30 days went from 17 to 22 to 21, across Oct 12, Oct 19 and Oct 26.

Foreclosure filings: steady this week

183 single-family homes in Shasta County are in foreclosure right now, up from 179 last week. New filings held steady: 21 Notices of Default were recorded in the last 30 days, compared with 22 in last week's count. A Notice of Default is usually the first formal step after a homeowner falls behind on mortgage payments.

If you're behind on payments, there are usually more options than it feels like, from talking with your lender to selling on your own timeline. It helps to look at them early.

What this means for you

  • If your home is in good shape and you have time, listing on the open market will often net you the most. Well-priced homes are still selling near asking. Plan for a longer runway than this summer, and price it right from day one.
  • If your home needs work, or you're facing a deadline (an NOD, a divorce, an inherited house, a job move), fewer pending sales and a 43-day median to sell mean more time and more uncertainty. A firm closing date can be worth more than the last few dollars.
  • Either way, compare your options side by side before you decide.

That's what we do at Silver Key Home Offer. We're local. We'll make you a written cash offer on your house as-is, with no repairs, no showings, and no commissions, and you set the closing date together. Silverkey may buy the house itself or assign the contract to another buyer, and the offer says which up front. If listing would net you more, we'll tell you honestly. No fees to talk, and no obligation.
