If you own a home in Redding, Anderson, Shasta Lake, or anywhere else in Shasta County, you've probably heard mixed things about the market. Some folks say prices are holding up. Others say nothing is selling. As usual, the truth is somewhere in between. Here's a plain look at the latest numbers, where they come from, and what they might mean for you.

Bar chart of Shasta County single-family homes, week of Oct 12, 2026: 626 active listings, 182 new listings in the last 30 days, 209 pending or contingent, and 135 sold in the last 30 days.

Plenty of homes for sale, and they're still selling

As of Monday, Oct 12, there are 626 single-family homes listed for sale in Shasta County. Over the last 30 days, 182 new listings came on the market, and 57 of those showed up in just the past week.

Buyers haven't disappeared, though. Right now 209 homes are pending (186 pending plus 23 contingent), and 135 homes sold on the MLS over the last 30 days (Sept 12 to Oct 12). So homes are moving. There's simply a lot of choice out there, and buyers know it.

The California Association of REALTORS® puts Shasta County's August "unsold inventory index" at 4.1 months, down from 4.9 a year earlier. Put simply, at August's pace it would take about four months to sell everything listed. That's a balanced market, not a frenzy and not a freeze.

So what's a home worth around here? It depends who's counting

This is where it can get confusing, so let's slow down.

  • Public county records (via PropertyRadar) show a median sale price of about $351,000, based on 263 recorded single-family sales over the last 90 days (July 14 to Oct 12).
  • Redfin shows a median sale price of $387,750 for the three months ending in August, up 6.2% from a year ago.
  • C.A.R. reports an August median of $389,000 for existing detached homes, up 5.7% from a year ago.

Is one of them wrong? No. They measure different things over different windows. The county number comes from recorded deeds through this week. The Redfin and C.A.R. numbers come from MLS sales that ended in August, the tail end of the summer market, and each uses its own mix of property types. County records also lag behind closings. Only 28 priced deeds were recorded in the last 30 days, even though 135 homes sold on the MLS.

The takeaway: medians are a rough guide to the overall market. They aren't a price tag for your house. Condition, location, and timing matter a lot more.

Mortgage rates are squeezing buyers

The average 30-year fixed mortgage rate hit 7.40% for the week of Oct 8, according to Freddie Mac. That's up from 7.28% the week before, and up from roughly 6.30% a year ago.

Every bump in rates shrinks what a buyer can afford on the same monthly payment. That shows up in how homes sell. Redfin reports Shasta homes sold for about 98.0% of list price in August and took a median of 38 days to sell. In the wider Redding metro, Realtor.com data shows roughly 38% of listings had a price cut in September (246 of 640 listings, our calculation from FRED data).

Many sellers are still getting close to asking. But a good share are adjusting price to get buyers in the door.

Two-panel chart: Redding metro active listings rose from 600 in May to 640 in September 2026, with about 38% showing a price cut in September; 173 Shasta County homes are in foreclosure and 17 new Notices of Default were recorded in the last 30 days.

Some neighbors are under real pressure

There's another number worth talking about, gently. Right now 173 single-family homes in Shasta County are in foreclosure, and 17 new Notices of Default were recorded in just the last 30 days. A Notice of Default is usually the first formal step when a homeowner has fallen behind on mortgage payments.

If that's you, or someone you love, you're not alone, and you're not out of options. For a homeowner on a deadline, listing and waiting can feel like roulette. Will it sell in 38 days? Will a buyer's loan fall through as rates climb? Will a price cut be needed? Some people are happy to take that ride. Others need a sure thing and a closing date they can count on.

What this means for you

  • If you have time and your home shows well, the market is still working. Homes are selling, and well-priced ones are getting close to asking.
  • If your home needs work, or you're facing a deadline (an NOD, a divorce, an inherited house, a move), certainty may be worth more than squeezing out the last dollar.
  • Either way, it helps to know your options before you decide.
