Selling a tired house in Redding without an agent
Shasta County inventory is not Orange County inventory. The ranch with the dumpster in the side yard does not show the way a tract home in Palo Cedro does.

Redding and the rest of Shasta County have a particular kind of tired house: 1960s and 1970s ranches on large lots, deferred maintenance from a long ownership, wells and septics, fire history, and owners who already live somewhere else.
An agent can sell those. Some do it well. The calendar is still the calendar.
What is different here
- Buyers who can pay cash for a house that will not appraise FHA are a smaller pool than the flyer implies.
- Rural lots have their own costs: wells, debris, access, setbacks after the last fire cycle.
- Out-of-area heirs listing from a phone in another state often get a 90-day education they did not budget for.
When an agent is still the right call
The house can show. You can fund enough work that a conventional buyer’s appraiser will sign. You have ninety days. You want the last dollar more than you want a date. Then call someone who has actually sold tired Shasta houses — not just the new construction in the north.
When the walk-away number is the conversation
You inherited it. A notice showed up. There is a tenant. The roof is open. You live in Sacramento or Phoenix and you are done driving up. Run the tool on this site first. If listing still wins on your clock, list it. If it does not, send Sean the address. He lives here. The work ends up on streets he drives.
